£213,213 reverts to SVR — about £214 more a month.
Built on public UK data
A spreadsheet can hold your properties. It can't watch them.
Markets shift, rates change, deadlines arrive — whether you're looking or not. equy keeps watch.
£214
a month is what a typical fixed rate reverting to SVR quietly adds to a £213k loan.
17%
is how far a rent can drift under its local average before anyone notices.
£30k
is the maximum fine for letting a property below the minimum energy rating.

Twelve things you no longer have to keep track of
Nothing here is an add-on, an upsell or a higher tier — both plans get all of it, and anything still in build says so.
Paperwork reads itself
Drop a mortgage offer or tenancy in. Fourteen fields come out, flagged for you to check.

How it works
Three steps, then it runs on its own
No data entry marathon. The first property takes about two minutes, and most of that is us reading.
Drop in the paperwork
Mortgage offer, tenancy agreement, completion statement, certificates. We read the details out and show you every field we found.
Confirm the register match
We propose the public register entry for your address. Confirm it and the valuation, sold history and area data arrive with it.
We watch the dates
Product ends, terms expire, certificates lapse, rents drift. equy ranks what is coming by what it costs you and tells you in pounds.
See it in action
The actual screens, not a feature list
Pick one and see exactly what it gives you — the same surfaces you get on day one.
Search any street in England or Wales, and see what the data says.
Type a postcode, a town or a street. Finder pulls the sold prices, the rent averages by bedroom count, the index growth over ten years and the tenure mix — the same public sources the portfolio runs on, only pointed at somewhere you do not own yet.
- Average rent by bedroom count from the ONS Price Index of Private Rents
- Ten-year price growth from the House Price Index for that local authority
- Implied gross yield, sold volume, tenure mix and deprivation decile
- Save an area and it appears beside your portfolio for comparison
Area statistics describe a neighbourhood, never an individual address.
Drop the paperwork in. We read it out.
A mortgage offer, a tenancy agreement, a completion statement. equy pulls out the lender, the balance, the rate, the date the product ends, the rent, the term, the deposit scheme — then shows you every field it found and where on the page it came from.
- Fourteen fields from four documents in about a minute
- Low-confidence reads are flagged amber and need your confirmation
- Nothing is saved until you have checked it — or skip and type it yourself
Documents stay filed against the property. Delete them whenever you like.
One confirmation, and the property fills itself in.
We look your address up on the public energy certificate register and propose the entry we think is yours. Confirm it once and equy can retrieve the valuation, the sold history, the floor area, the built form and the area data — and keep the certificate date current on its own.
- Register data is refreshed for you; your own entries always take priority
- Not a match? Reject it and pick from the other entries on the postcode
- Skip it entirely — the property still works, it just knows less
You can unlink a match at any time. Your figures are untouched when you do.

Your own figure, and that figure rolled forward by the house price index for the local authority. Most tools blend valuations into one number and hide which is which; we keep them apart and let you choose. An automated valuation against the register record will join them as a third, labelled the same way.

Questions
Before you sign up
Where does the property data come from?
8 public UK sources today — HMLR Price Paid, UK House Price Index, EPC Register, ONS PIPR, ONS postcode directory, Indices of Deprivation, Census 2021 tenure and police.uk. Every figure in the product names its source, and the full list with its licences is on our data sources page.
What does equy cost?
Two plans, £9 and £19 a month, and they buy the same product — the difference is the price and the billing period. The 14 days free trial runs on Lite: we take your card up front, nothing is charged until it ends, and cancelling before then costs nothing. Our pricing page compares the two side by side and answers the billing questions in full.
Some things say “coming soon” — what do I get today?
Everything on this page except what is marked: Cash in, cash out and Tax year, ready. Both plans include the same set, both include everything we add, and we would rather show you what is coming than quietly leave it off the page. Nothing is priced on it — the subscription buys what works today.
Do I have to match a property to use it?
No. An unmatched property tracks your own valuation, mortgage, tenancy and documents perfectly well. Matching is what unlocks the automated valuation, sold history and area data — so the product tells you what you are missing rather than hiding it.
Will it overwrite figures I have entered myself?
Never. Your entries always win. Register-sourced fields sit beside yours with a label, and you can take any register-managed record over — it stops syncing and becomes yours.
What happens to the documents I upload?
They are read to extract the fields shown to you for confirmation, then stored against the property so you can find them later. You can delete any document, or the whole property, at any time.
How is my data protected?
Passwords are hashed with argon2id, sessions use hardened __Host- cookies, and there are no trackers or third-party analytics anywhere in the app. Deleting your account is a step-up-authenticated action, not a support ticket. See the privacy policy for the full picture.
Is this financial advice?
No. equy is an information tool: the figures are estimates derived from public data and from what you enter, and they are for information only. Talk to a qualified adviser before making financial decisions.
Can I delete my data?
Any time, from your account settings — deletion removes your account and everything in it, and we confirm it by email. You can export everything you hold first. If you sign in with Google and cannot complete the security step, email support@equy.ai and we will do it for you.
