Landlord compliance in England, answered

By Josh GoundryPublished Updated

This is a Phase 3 fixture article (see site/README.md), carrying docType: faq so the pipeline’s third structured-data branch has something to generate from.

The answers above are the article. An FAQ-shaped piece puts its substance in the faq frontmatter rather than in prose, because that is the block an answer engine lifts verbatim — and generating the FAQPage markup from the same field means the markup and the visible page cannot disagree.

Frequently asked questions

How often does a gas safety certificate need renewing?
Every twelve months, by a Gas Safe registered engineer, for every gas appliance and flue in the property. A copy must be given to the tenant within 28 days of the check, and to a new tenant before they move in.
What is the minimum EPC rating to let a property in England?
Band E. Letting a property rated F or G is unlawful without a registered exemption, and the rating must be valid at the point the tenancy is granted.
How long is there to protect a tenancy deposit?
Thirty days from receiving it, in a government-approved scheme, with the prescribed information served on the tenant in the same window. Missing the deadline blocks a section 21 notice and exposes the landlord to a penalty of up to three times the deposit.
Does an electrical installation report expire?
An EICR is valid for five years, or sooner if the report itself specifies a shorter interval. A copy goes to existing tenants within 28 days and to new tenants before occupation.
