the faq frontmatter rather than in prose, because that is the block an

- How often does a gas safety certificate need renewing?
- Every twelve months, by a Gas Safe registered engineer, for every gas appliance and flue in the property. A copy must be given to the tenant within 28 days of the check, and to a new tenant before they move in.
- What is the minimum EPC rating to let a property in England?
- Band E. Letting a property rated F or G is unlawful without a registered exemption, and the rating must be valid at the point the tenancy is granted.
- How long is there to protect a tenancy deposit?
- Thirty days from receiving it, in a government-approved scheme, with the prescribed information served on the tenant in the same window. Missing the deadline blocks a section 21 notice and exposes the landlord to a penalty of up to three times the deposit.
- Does an electrical installation report expire?
- An EICR is valid for five years, or sooner if the report itself specifies a shorter interval. A copy goes to existing tenants within 28 days and to new tenants before occupation.
